This book explains well about the rules, and gives great examples. SHST(safe harbor small taxpayers)is one of best thing you should know if you are a landlord(small business) Before this new rule, you have to depreciate the cost of building related replacement (say, water heater) over 27.5years since it is considered as improvement to the building.
